Higher and Better Use Analysis to Optimize Land Dispositions

RMK Timberlands (RMKT), a Timber Investment Management Organization, manages a land base that generates revenue from multiple sources: timber harvesting, hunting leases, dispositions, etc. Recently, RMKT refined its dispositions strategy to extract more revenue and profit from each land sale by effectively retailing select properties. To successfully execute this strategy, RMKT needed more information for alternative uses of its properties (i.e., Higher and Better Use value) and a systematic method to analyze these properties to determine which tracts held the most potential.



RMKT and Forest One, Inc., gathered numerous geospatial datasets including transportation, demographic, and geophysical layers. The spatial relationship between each of these data layers and each tract is analyzed and, based on this spatial relationship, each tract is given an HBU rating in industrial, commercial, residential, and recreational sectors. The results are viewable as GIS maps, enabling better land disposition decisions.
