Capturing the Geographic Value of Living in 3-D

Location is a critical attribute when valuing real estate. Traditionally, cadastral GIS layers store properties' horizontal boundaries, which are used for display and analysis.

Until recently, floor elevation of structures has not been captured in our county. Floor height is an important attribute when evaluating some types of properties such as individual condominium units, especially in larger complexes. Upper level condos with superior views may command much higher premiums than those at lower levels with inferior views.

GIS Editors in the Boulder County Assessor's Office are capturing the footprints and z-values of thousands of condominium units to produce a condominium layer, which will assist appraisal staff in more accurately valuing these complex properties.

We will discuss this project's technical and organizational aspects, explain the structure of the data model, demonstrate data capture, and describe future applications utilizing this data.
