Abstract

Got Mixed? - Optimization modeling of land uses
Track: Retail/Real Estate
Authors: Thomas Wuerzer

The proposed presentation demonstrates a novel approach to Mixed Use development optimization through combination of local real estate and regional planning models which include market pressures.
Utilizing a robust optimization model, I attempt to identify a socially optimal mix of land uses. Optimization modeling is well known in transportation planning, and has various applications in business and operations management. The model considers the developer's profit maximization, the planner's concern for providing sustainable neighborhoods, and the local government's taxation and zoning interests. It goes beyond the traditional application of optimization modeling that model across regions, while also considering the mix of land uses on one particular property with integration of surrounding features. As part of my dissertation, I utilize ArcGis 9.3 for data mining and its statistical analysis package to support real estate and planning aspects in the modeling process. Focus is set on real estate developments in Cincinnati, OH.
