Houston Rail Line Socio Demographics Measuring Speculation Fact or Friction

In many cities throughout the US the press for transit oriented development, walkable communities , and improved modalities has promoted extensive capital investment for passenger rail as one of the modalities of moving people in and between places and spaces. With the capital investment and potential to change socio-economics and with it demographics outcomes planned or unplanned may be observed can has long term impacts on the communities we live. In this study we use ARCGIS 10.0 to look at the potential impact speculation may have played in land use changes over time due to the planned and executed capital investment for rail. This study looks at the Redline (Main Street) within the City of Houston using GIS Hot Spot, regression analysis, and demographic data to see if a predictive model is likely to demonstrate the current and future impact of rail or any linear capital type investment may have.
