Various coastal communities in the eastern United States rely on tourism for their economic well-being. Glynn County (Georgia) and Sussex County (Delaware) are such communities whose beachfront properties and high value fund many local government operations. However, property values in Glynn County are 26 percent less than in Sussex County. Some important factors contributing to this discrepancy are the presence of competing recreational options, proximity to population centers, travel time from these centers, and disposable income around these areas. These factors are analyzed in a GIS to validate and understand the difference in property values for these communities.
