Abstract


Challenges Involved in Implementing an Internet-Based Real Estate MLS Using ArcSDE and ArcIMS

Recent developments in web-based technology using the Internet are permeating all businesses. The migration of real estate Multiple Listing Systems (MLS) to Internet-based platforms from more traditional mainframe environments is a trend. Many of these new systems also now provide basic mapping capabilities for identifying listing locations. However, very few have really taken advantage of the rich capabilities found in Esri’s spatial database management (ArcSDE) and Internet GIS technologies (ArcIMS).

Pacific Meridian Resources has developed and implemented a full-featured MLS for northern Colorado that affords integrated spatial query and mapping capabilities using high-resolution satellite imagery (i.e., Space Imaging’s one meter IKONOS), with traditional MLS search and house-listing functionality. The system is based on formal business process modeling techniques that reflect the requirements of real estate professionals of five northern Colorado real estate boards. This includes conventional MLS requirements for active and historical listings; tools for undertaking comparable market analysis using GIS functions; requirements to accommodate multiple County assessor, treasurer, and clerk records data; and a state-of-the-art broker office management interface.

This paper will review the requirements, achievements, and problems with developing an Internet-based MLS using the core ArcSDE and ArcIMS technologies. In particular, this paper will review the issues involved in integrating ArcIMS and ColdFusion as application development platforms, with SQL Server and ArcSDE for database development. This includes issues related to serving high-resolution imagery to the MLS from Space Imaging’s image archive library. A demonstration will be provided.
